The Timbers Joins Forces with Napa Fractional Development the Orchard at Carneros Inn

Earlier this month, Halogen Guides visited the Orchard, a fractional ownership offering at the PlumpJack-operated Carneros Inn in Napa Valley. At the time, PlumpJack was in negotiation with Timbers Resorts to form a partnership that would result in the Orchard being added to the Timbers Collection. Now it’s official.
The marriage of the two companies is good news for both prospective members and the sales team at Carneros Inn. Buyers will now have access to Timbers Collection properties in Tuscany, the Caribbean, Scottsdale, Cabo San Lucas, and the Colorado ski towns of Snowmass and Steamboat Springs. The Orchard, which just recently opened up a large number of shares in its 17 residences, will certainly benefit from the Timbers renowned marketing department.
Timbers Resorts will take over real estate responsibilities at the Orchard at Carneros Inn, and PlumpJack will assume operations at One Steamboat Place when it opens its doors in 2009. The hope is that PlumpJack will be able to bring its penchant for fine dining, spa treatments and service to the newest property in the Timbers family. The companies will also partner on a development at the base of Squaw Mountain near Lake Tahoe, where PlumpJack holds property, and a new oceanfront Timbers Resort in Mexico that will feature a spa, fine dining and both fractional and whole ownership options.

All of the development in Steamboat Springs is exciting. We look forward to tracking the progress of the new clubs, with a particular eye on how exchange programs like Timbers Collection and Preferred Residences will affect prime ski season availability in this market!

This might be Exclusive Resorts way into Napa, since they are hooked up with Timbers in Cabo, Tuscany and Scottsdale. ER members, including myself, have Napa as a high priority, but it is a tough location to get property at the right price for ER.

Bob: Great insight. Exclusive Resorts has been known to snap up blocks of units at fractional properties to offer as residences to members, most recently in the new Fairmont development in San Francisco. The units at Carneros don't necessarily fit the typical profile of ER's offerings (i.e. they are all two-bedroom cottages) but then Napa (and Carneros) does lend itself to couples getaways, and ER has four one-bedroom units at Mirival, a similarly grown-up spa oriented property in Tucson. Definitely a possibility to watch out for.

Ownership with Timbers has been a great experience. We have owned at the Rocks Club in Scottsdale for two years. It's exciting to see the new additions. Speaking of this Napa property, we are looking forward to trading with The Orchard owners as soon as this coming season. It appears to be a great place to visit with our young children.
